Hot Water Issues

A questionnaire has been handed out to all units regarding problems with the hot water. We request all owners fill out the questionnaire and return it to the HOA mailbox (top box) in the lobby.

The End of Summer

Fall is fast approaching and the holidays will be here before you know it. I’m happy to write the faux grass is scheduled to be installed Sept 29,2008 in the courtyard . We had a few delays but it appears everything is a go. Additional plants have been added to the planters is an effort to bring more color into the courtyard. Many thanks to Deborah Mayer for working with Carr Landscape to help choose plants that not only are colorful but are drought resistant. She will also be keeping an eye on the landscaping to report any areas that need attention as well. (Shes also the glue fairy that has been helping to glue down wallpaper that has come loose)

**** EXTREMELY IMPORTANT Please mark your calendars for Sat Oct 11, 2008 between 9am-12pm.. There will be a mandatory inspection of mini-horns in each and every unit. We have al least 1 horn that is disconnected and keeping our fire alarms from functioning properly. A representative will need to be present to allow All-systems access to each unit. It shouldn’t take but a few minutes in each unit .

Speaking of fire alarms we have just replaced 26 of the smoke detectors. Hopefully, hopefully this should end the numerous false alarms at 4am, and help us to get back on the good side of the fire dept.

The next HOA General Meeting will be held sometime in January. Please think about becoming involved with the HOA and running for the board of directors and or volunteering to help in some aspect or project for our community.

We are still getting complaints of dogs doing their business in the hallways and owners not cleaning up after them. Please remember as responsible pet owners, we are responsible for cleaning up after our pets. Please be considerate of your neighbors. If your dog has an accident in the building (and lord knows I’ve had this situation on more than 1 occasion) please clean it up. No one likes to have to smell it or avoid stepping in it. And if necessary please use carpet cleaner or if its on hard surfaces use 409 or something similar. All of us are responsible for keeping our community clean and a nice place to live 

You may or may not have noticed our front lawns are frequently used to dump discarded furniture. If you need to dispose of large items (sofas, old mattresses, refrigerators etc) that are not able to be donated, you can call the Dept of Sanitation @ 800-773-2489. You can leave the item curbside and they will pick it up for free.

We have begun the final phase of the courtyard. The planters are being repainted and the faux grass will be installed in the next couple of weeks. 26 new smoke detectors are being installed. We hope we have now fixed the alarm system and there will be no more unexpected wake up calls at 4am!. We are still working on the hot water surges that some of you are experiencing. We apologize that we still have not been able to resolve the problem but we have not given up and are still looking for a solution. A new parabolic mirror has been installed outside the east side garage

New Gardener

We are please to announce that beginning July 1st, we have hired Carr Landscaping to attend to our gardening needs. We will be working with them in the coming months to enhance the front and back landscaping as well as the foliage in the courtyard.  

An Important Word About Smoke Alarms

Dear Homeowner,

As you all may be aware, there have been several alarm soundings within the last couple of weeks. We have been notified that there is an error in the system that is showing a disconnected mini-horn in a unit.

  In order to get this signal reset we must ensure that each mini-horn is properly connected. If you, or anyone in your unit, has tampered with the mini-horn and disconnected it you must immediately reconnect the wires.

The alarm company will be back out to re-test the signal and see if it has been reset. If it has not reset itself, our next step will be to enter each unit and check each mini-horn individually. This is a costly and time consuming service which will require you to be present in your unit at the scheduled time and you will be billed for the service if your unit is the cause of the error signal.

 Please be advised that if you do not live in your unit, it is still your responsibility to have this checked and repaired should you find a disconnected wire. Your tenant has not received a copy of this memo so you will have to inform them.

 

IMPORTANT ANNOUNCEMENTS UPDATE

Repairs have been rescheduled!!!!!!!!!!!!! The water will be turned off Wednesday June 11th for approximately 3 hours for repairs in the garage beginning at 10am

The fire doors will be repaired Thursday June 5th.

What you missed!

For those unable to attend the meeting here’s a recap. Mailers will be going out to all owners to vote on upcoming projects such as new floor coverings for the hallways, interior painting etc. The board will then be able to plan financially for these projects. Priority will be based on owner votes.  Samples on the faux grass will be displayed in the lobby Thursday and will be available for 7 days.  Owners will be able to make their selection and vote for the one they like best. Samples will be located on the table. We have planned to have the building re-keyed the beginning of July. These would be the doors opened with your perimeter Medeco keys. Watch for future announcements as to when you can get your new keys.  We will be switching gardeners in the next 30 days. Hopefully the new company will be better able to attend to our gardening needs and maintain all our new plants.  The pool heater has been turned on and the pool will be heated to 84. Due to the cold weather it may take longer for the pool to reach this temperature and be consistent. The pool will now be serviced 2x a week in order to  keep it clean and hopefully free of leaves. We were actually under budget for the month of April. Many thanks to Earl for keeping us financially on track.

Traffic Accident Update

For those of you who are unaware, one of our residents was involved in a serious auto accident last week as she was pulling out of the East side garage. She was also 9 months pregnant. We are happy to report that neither she nor the baby were seriously injured. Both mom and new daughter, along with daddy are now home from the hospital and doing well. Mom was a little banged up but is on the mend. I’m sorry I don’t have more details on the new baby. We are all just thrilled that everyone is home. Congratulations to the new parents!

We would like to remind everyone to please proceed cautiously when pulling out of either side of the garage. Mirrors have been installed to help your visibility for oncoming traffic but sometimes it is still rather difficult to see the oncoming cars and you should exit with care.

 

Smoke Alarms

As I’m sure you are aware we are having problems with the smoke detectors/fire alarms. Please know we are working diligently with the alarm company to resolve the problem as quickly as possible. I’m sure no one enjoys being awoke in the middle of the night by a shrieking alarm, including me! We apologize for the inconvenience and any lack of sleep.
